Summary

This UK SME has developed a proprietary retrofit cavity wall tray that is cheaper, quicker to install, more durable, & causes less disruption than alternative approaches and is seeking licensees to partner with to install and/or retrofit this solution.

Description

Buildings are constructed to let air and water through the boundary wall of a cavity. Therefore, rain penetration is the major problem to cavity fill; more so, as weather patterns become more extreme. If cavity fill becomes wet, it then becomes a conductor of heat, rather than an insulator, and the heat loss can be greater than having no cavity wall insulation at all.

In winter the boundary/outer wall is the coldest of the walls within the cavity and water vapour/condensation will return to water on the inside of the boundary wall. The rest of the year the inner leaf/wall of the cavity is the coldest & the water vapour returns to water on the outside of the inner wall making this wall damp.

This system overcomes insulation & damp problems by using its unique design to collect the water and divert it out through the boundary wall. This reduces “bridging” (water transference across the cavity) & the associated damp risk (condensation) on the internal walls of the cavity & reducing frost damage to the outer walls. In addition, the system does not create further cold spots.

The system provides a barrier which closes any part of a cavity completely, independent of height. When used with readily available insulation material, this provides a cost-effective way to achieve an insured insulated wall.

This UK SME has developed, and holds patents for, the unique retrofit horizontal cavity wall barrier (cavity tray) that can easily and economically be fitted to any new/existing buildings.

The technology consists of a horizontal cavity tray, a unique insertion system which sections a continuous cavity; supports insulation material & addresses rain penetration by collecting water and removing it from the building.

Partnerships are sought with potential organisations to use the system under licence.

Advantages and Innovations

• This product overcomes insulation limitations & damp problems by using its unique design to collect the water and divert it out through the boundary wall. This reduces “bridging” (water transference across the cavity) & the associated damp risk (condensation) on the internal walls of the cavity & reducing frost damage to the outer walls. The system does not create further cold spots. The system provides a barrier which closes any part of a cavity completely, independent of height.  
• Within a block of flats, the system also has the additional benefit of holding the insulation in place (stops slumping, insulation sliding down the cavity). Enables individual flats to achieve insulation without having to have the overall agreement of the total block, or, if one occupant does not require/want cavity fill this would stop the others having cavity fill, until now.
• Removes 12 meter Rule (continuous cavities can now be insulated, to any height - UK & EU)
• Can assist with party walls (dividing wall between homes) that have staggered rooflines.
• Quick & easy to fit, saving labour costs, opening new markets for cavity wall insulation that is sustainable & affordable.
• Currently, it is extremely costly to have insulation enhancements in mid/high-rise buildings. To achieve similar insulation savings (This is calculated using the Reduced Data Standard Assessment Procedure, RDSAP) to those achievable with this product, older multi-story buildings must be clad externally or dry-lined internally at a much higher cost & considerable disruption.

Stage Of Development Comment

The sale of any building products within the UK is dependent on obtaining  British Board of Agrément (BBA) approval. The also means that the product will also obtain the Cavity Insulation Guarantee Agency (CIGA) approval. 

The BBA puts construction products (tray) through a series of robust tests and assessment scheme before approval. This has been successfully completed including the latest Fire Regulations. (UK and EU)

The first is the proof of concept testing, followed by a pilot installation. The whole process takes up to 24-36 months by the time tests have been completed and the paperwork written up.

Work has been completed on the pilot installation which has involved placing the barrier/tray in a mid-rise building, with the whole installation being observed by the BBA. Now complete, trading can start.

This product will be the only retrofit cavity tray system with BBA approval covering the UK & the EU.

The type of licensee /industry partner sought are those organisations that work within &/or involved with construction of  both residential &/or commercial buildings. Potential partners are likely to include insulation manufacturers & installers; clad fitting companies looking to diversify; building maintenance companies as this product can be retro-fitted;  plastic extruder companies & engineering companies.
